Refundable Holding deposit:
£ Equivalent to 1 week’s rent.
(The method we use for calculating the weekly price is: (monthly price x 12) ÷ 52, rounded to the nearest pound)
Example: for a monthly rent of £1,000 you would find 1 week’s rent by calculating £1,000 x 12 (=£12,000) ÷ 52 (=£230.769[…]) rounded to the nearest pound and pence = £230.77 and this is 1 week’s rent.
Security Deposit:
£ Equivalent to 5 week’s rent.
(The method we use for calculating the weekly price is: (monthly price x 12) ÷ 52, rounded to the nearest pound)
Deposits are registered with The Deposit Protection Service (DPS)
Example: for a monthly rent of £1,000 you would find 5 week’s rent by calculating £1,000 x 12 (=£12,000) ÷ 52 (=£230.769[…]) rounded to the nearest pound and pence = £230.77 x 5 (= £1,153.846[…]) rounded to the nearest pound and pence = £1,153.85 and this is 5 week’s rent.
Rent:
£ See advertised rent for each property individually
(Please note that the first month's rent is payable in advance)
Changes to tenancy:
£ 50.00
Late payment of rent:
£ Dependant on Property Rent.
(Fee applies once rent is 14 days or more overdue and does not exceed interest of 3% above Bank of England’s base rate for each day that the payment is outstanding)
Replacement keys:
£10 per key and £40 per Fob if supplied by the Agent.
(The Tenant may purchase replacement keys themselves but must provide the agent with a copy)
Utilities, council tax, communication services, TV Licence etc:
£ Dependant on Property- Utility Bills and the Utility Providers are specific to each Property individually. The Tenant is responsible.
However, for ‘Room Let’ properties the bills are included in the rent. TV Licence may be included at the Landlords discretion.
(Please note that bills may be affected by property size, number of occupants, usage and banding)

Tenant Referencing:
Agents can no longer charge Tenant’s for referencing, but please note that all Tenants are subject to ID verification and referencing by an external referencing company as chosen by De Scotia.
It would be at the Landlord’s discretion should a Tenant be granted Tenure without a reference.
(A Guarantor may still be required where the Tenant’s income or Credit History affects their affordability. A suitable Guarantor will either be a UK Homeowner or Have annual earnings equivalent to a minimum of 30x the monthly rent.)
